Infiltración urbana. Rehabilitación y revitalización del barrio Virgen del Carmen.

Abstract

Cómo intervenir en el parque residencial de los años 50 y 60, que componen más del 28 % del total de las viviendas del territorio español, en su mayoría con graves indicadores de obsolescencias. Dar respuesta a esta pregunta es lo que se busca abordando este proyecto desde un marco docente como es el Proyecto Fin de Carrera, pero con unas bases investigadoras importantes, que permitan la reflexión y el replanteamiento de nuevos modos de vida y gestión del hábitat; atendiendo siempre a la realidad existente, tanto la referente a la coyuntura socio-económica que estamos sufriendo en la actualidad, como la concerniente al caso de estudio, el barrio Virgen del Carmen, sito en Sevilla. En definitiva, el proyecto ha consistido en obtener una metodología de actuación en barrios que padecen indicadores de obsolescencias, a partir de un reconocimiento exhaustivo de la problemática, planteando una hipótesis de intervención flexible y sus estrategias necesarias para materializar la actuación. Todo este proceso se ha realizado en base al caso de estudio, el barrio Virgen del Carmen, pero pudiendo ser extrapolable, no la actuación arquitectónica, pero si la hipótesis y las estrategias a otros casos de estudio. La hipótesis de intervención se basa en la infiltración de nuevos espacios de interrelación y de hábitats flexibles, en las porosidades actuales existentes en el barrio, con la intención de rehabilitar y revitalizar las dinámicas sociales de Virgen del Carmen.

The approach is how to intervene in the 50's and 60's housing development which represents more than the 28% of the total amount of the residential buildings in the Spanish territory, most of it with serious signs of obsolescence. Giving an answer to this question is the aim of this research which is developed within the educational framework of the Grade Final Project, but from a significant researching basis which allows the deep thinking and the reconsideration of new ways of living and management of the habitat; always taking into consideration the existing reality, regarding the social and economic situations which we are suffering nowadays but also the specific case of study of the neighbourhood Virgen del Carmen placed in Seville. Summarizing, the project has consisted of obtaining an methodology of performance in neighbourhoods affected by signs of obsolescence; starting with a reconnaissance of the problematic, creating a hypothesis of flexible intervention and its necessary strategies for materialize the intervention. This process has been based on the case of study, Virgen del Carmen neighbourhood, but it could be extrapolated, not the architectonic intervention, but the hypothesis and the strategies to other cases. The hypothesis of intervention is based on the infiltration of new spaces of interrelation and flexible habitats, in the existing porosities of the neighbourhood, with the intention of rehabilitate and revitalize the social dynamics of Virgen del Carmen.
