Towards a model of sustainable management of the singular buildings

Abstract

We wonder in this paper if it is possible to establish models of management which allow to consider like sustainable the buildings that nowadays we call singular. To do it, we proceed to realize in first place a brief introduction of approximation to the concept of singular building and of the points of view of the collectivity with regard to the same ones. Later, we analyze with the available information several examples of singular buildings, and study between other concepts what role they represent in the means of diffusion and communication. We do reflections on the possible sustainability and the adequacy to sustainable in some singular buildings. Like advance of future works of investigation, we realize a comparative analysis of investments and real reached aims, in relation to the initial pretensions of this type of interventions based on the works of formulation of control for anticipation costs (Revuelta P, Ramirez A, García P 2015). We choose two examples, to emphasize the most representative results and finally, we advance a analysis model between the costs and the services in which activities of marketing and iconic image by diverse suppositions are included. We propose initial conclusions that drive us to think that the major cost of the singular building can be compensated with the social and economic benefits that its iconic value suitably spread contributes to the entire community, being between others, necessarily the commitment on the part of the leaders of the societies to support them and to spread them.

Nos preguntamos en esta ponencia si es posible establecer modelos de gestión que permitan considerar como sostenibles los edificios que actualmente llamamos singulares. Para ello, procedemos en primer lugar a realizar una breve introducción de aproximación al concepto de edificio singular y de los puntos de vista de la colectividad respecto a los mismos. Posteriormente, analizamos con los datos disponibles varios ejemplos de edificios singulares, y estudiamos entre otros conceptos qué papel representan en los medios de difusión y comunicación. Hacemos reflexiones sobre la sostenibilidad posible y la adecuación a sostenible en algunos edificios singulares. A modo de avance de futuros trabajos de investigación, realizamos un análisis comparativo de inversiones y objetivos reales alcanzados, en relación a las pretensiones iniciales de este tipo de intervenciones a la luz de los trabajos de formulación de control de costes por anticipación (Revuelta P, Ramírez A, García P 2015). Escogemos dos ejemplos, para destacar los resultados más representativos y finalmente, avanzamos un modelo análisis entre los costos y las prestaciones donde se incluyen actividades de mercadeo e imagen icónica con diversos supuestos. Proponemos conclusiones iniciales que nos conducen a estimar que el mayor coste del edificio singular se puede compensar con los beneficios sociales y económicos que aporta a la comunidad su valor icónico convenientemente difundido, siendo entre otros, necesario el compromiso por parte de los líderes de las sociedades de apoyarlos y divulgarlos.
