Las viviendas con fines turísticos en Sevilla: análisis e impactos

Abstract

En los últimos años, el sector de alojamientos turísticos está experimentando importantes cambios. El desarrollo tecnológico ha hecho posible la aparición de plataformas digitales en el sector favoreciendo la masiva entrada en el mercado de las llamadas viviendas con fines turísticos. Este incremento en la oferta de alojamientos turísticos está provocando numerosos impactos, especialmente, en los centros de las ciudades más turísticas como Sevilla. Nos centraremos en analizar la normativa de estas viviendas en Andalucía y en identificar la situación de los alojamientos turísticos en Sevilla, así como valorar los distritos más intensivos en plazas de viviendas turísticas por habitante. Por último, haremos una aproximación a la posible relación entre el precio de la vivienda y el aumento en la oferta de alquileres vacacionales. Todo ello, nos lleva a constatar la fuerte concentración espacial de estos inmuebles y a demostrar la compleja situación en la que se encuentra el sector de alojamientos.

In recent years, the tourist accommodation sector has been undergoing significant changes. Technological development has made possible the emergence of digital platforms favouring the massive entry into the market of dwellings for tourist use. This increase in the offer of tourist accommodations is producing numerous impacts, especially in the centres of the most touristic cities like Seville. We will focus on analysing the regulations of these dwellings in Andalusia and on identifying the situation of the tourist accommodations in Seville, as well as evaluating the most intensive districts in tourist housing places per inhabitant. Finally, we will study the possible relationship between the price of housing and the increase in the offer of vacation rentals. All this leads us to note the strong spatial concentration of these buildings and to demonstrate the complex situation in which the housing sector finds itself.
