Propuesta de rehabilitación energética en edificio de principios del siglo XX: la casa Mallén (Sevilla)

Abstract

El objetivo de este trabajo fin de máster consiste en desarrollar una evaluación energética de un edificio de vivienda de principio de siglo XX, concretamente la Casa Mallén, atribuida al arquitecto sevillano Aníbal González. Las políticas energéticas y normativas actuales pretenden reducir al mínimo los consumos energéticos de los edificios nuevos, mediante el uso de nuevos materiales y técnicas y sistemas constructivos, que les permiten alcanzar condiciones de edificios de consumo energético casi nulos o incluso positivos. A diferencia de los edificios de nueva construcción, con el extenso parque edificatorio, especialmente los edificios patrimoniales, catalogados o con algún grado de protección, supone un reto conseguir valores acordes a las normativas actuales, ya que, el valor patrimonial y arquitectónico provoca una dificultad mayor en los procesos de rehabilitación. La propuesta de intervención de este estudio, en primer lugar, realiza un recorrido por el estado actual del inmueble, estudiando sus sistemas constructivos, comparándolos con normativas actuales referidas la eficiencia energética, tanto nacionales como europeas, de esta manera, posicionaremos el trabajo respecto a normativas e investigaciones. Tras la intervención realizada durante el curso en el Máster de Peritación y Rehabilitación de Edificios por el grupo 3, donde se propuso que, debido a la singularidad de la morfología arquitectónica y el entorno donde se encuentra la casa, existe la necesidad de ofrecer un servicio al barrio y a la ciudad, por ello, creemos que un uso terciario es el más idóneo, concretamente de hostelería. Un restaurante – cafetería que haga uso de los espacios interiores renovados como los jardines exteriores, que fueron espacios de uso y disfrute del barrio a principios de siglo XX. A partir de esta decisión, el estudio toma como punto de partida, las soluciones constructivas originales, generando un modelo de referencia sobre el que proponer diferentes medidas pasivas de rehabilitación energética para posteriormente poder analizar la influencia que ha tenido su incorporación respecto al modelo inicial en cuanto a la reducción de la demanda energética del edificio. De esta forma, se analizará el aporte parcial de un grupo de medidas pasivas (hipótesis simples) además de su combinación (hipótesis combinadas) con en relación al estado original (hipótesis 0) para alcanzar unas conclusiones finales. Por último, estudiaremos la relación entre los costes económicos de cada medida pasiva respecto al efecto de la demanda energética asociada a cada solución. De esta manera se podrá valorar la conveniencia de cada hipótesis en términos de rentabilidad económica y energética.

The objective of this master’s thesis is to develop an energy evaluation of a residential building from the beginning of the 20th century, specifically the Casa Mallén, attributed to the Sevillian architect, Aníbal González. Current energy policies and regulations aim to minimize the energy consumption of new buildings, through the use of new materials and construction techniques and systems, which allow them to achieve conditions of near-zero or even positive energy consumption buildings. Unlike new buildings, with the extensive building stock, especially heritage buildings, listed or with some degree of protection, it is a challenge to achieve values in accordance with current regulations, since the heritage and architectural value causes greater difficulty in the rehabilitation processes. The intervention proposal of this study, in the first place, makes a tour of the current state of the property, studying its construction systems, comparing them with current regulations regarding energy efficiency, both national and European, in this way, we will position the work with respect to regulations and research. After the intervention carried out during the course in the Master’s Degree in Building Expertise (Appraisal) and Rehabilitation by group 3, where it was proposed that, due to the uniqueness of the architectural morphology and the environment where the house is located, there is a need to provide a service to the neighborhood and to the city, therefore, we believe that a tertiary use is the most suitable, specifically hospitality. A restaurant - cafeteria that makes use of the renovated interior spaces such as the outdoor gardens, which were spaces for the use and enjoyment of the neighborhood in the early 20th century. Based on this decision, the study takes the original construction solutions as a starting point, generating a reference model on which to propose different passive energy rehabilitation measures to subsequently analyze the influence that their incorporation has had with respect to the initial model in terms of reducing the energy demand of the building. In this way, the partial contribution of a group of passive measures (simple hypotheses) in addition to their combination (combined hypotheses) with respect to the original state (hypothesis 0) will be analyzed to reach final conclusions. Finally, we will study the relationship between the economic costs of each passive measure with respect to the effect of the energy demand associated with each solution, in order to assess the suitability of each scenario in terms of economic and energy profitability.
